How remote renovation in Batumi works, step by step
Step one: you send us the developer's floor plan and the state of the apartment (black frame, white frame or a tired older finish). Within 24 hours you receive a preliminary estimate for the three packages. Step two: we visit the apartment, measure it, photograph every wall and send you a condition report — this is where the risers, the real ceiling height and the electrical allocation become facts rather than assumptions.
Step three: layout and 3D are approved over video calls in your time zone. Step four: you e-sign a line-by-line contract with a fixed price, a deadline and a penalty clause, and pay the first 30% by bank transfer. From then on, every Friday a video walk-through, photos and the week's spend arrive in your WhatsApp or Telegram. Step five: handover by video, final 10% payment, keys to your manager.
- Access: we collect keys from the developer or your representative under a simple written authorisation
- Payments: bank transfer in GEL, USD or EUR to a Georgian company account, four milestone payments of 30/30/30/10
- Control: weekly video reports, a live site camera on request, and a manager who answers in English, Russian or Georgian
Rent-ready renovation: what a Batumi tenant actually pays for
A short-term rental in Batumi lives or dies on photos, durability and the first five minutes after check-in. That dictates a different specification from a home you would live in: porcelain tile instead of laminate, dark grout, washable paint, hotel-grade mattresses, blackout curtains, a split air-conditioner in every room, a 50–80-litre water heater that recovers fast, strong Wi-Fi and a lockable owner's cupboard.
Our Standard package at ₾450/m² was designed exactly for this and carries the 'Best for rentals' badge for a reason: it is the cheapest finish that survives 40 guests a year without looking tired. For sea-view units in Alliance Palace or Orbi City that compete in the premium segment, Comfort at ₾650/m² pays back through higher nightly rates and better reviews.
- Studio 40–45 m², Standard, furnished and equipped: typically ₾30,000–36,000 all-in, 35–45 days
- One-bedroom 60–70 m², Comfort, furnished: typically ₾55,000–68,000 all-in, 50–65 days
- Furniture and appliance set for a rental, sourced and installed: from ₾9,000 for a studio
Documents, money and control from abroad
You do not need to come to Georgia to renovate. The contract is signed electronically and is enforceable under Georgian law; payments go to a registered Georgian company by bank transfer, with an invoice for each milestone; and if you want a local representative to inspect the works in person, we cooperate with independent technical supervisors you can hire by the hour.
Money control is built into the schedule. Each of the four payments is tied to a milestone you can see with your own eyes in the video report: contract signing, completion of rough works, completion of finishing, handover. We never ask for the next payment before you have seen the previous stage.
- Fixed price in the contract — overruns are our cost
- 0.1% of the contract value paid to you for every day of delay
- Itemised spend with receipts for every materials purchase on request
Mistakes remote owners make in Batumi — and how to avoid them
The expensive ones are predictable. Paying a private foreman in cash with no contract, then losing contact in week five. Approving a design from screenshots without a measurement survey, then discovering the apartment is 4 m² smaller than the brochure. Buying furniture online in another country and paying more in customs and damage than it cost. Skipping waterproofing because nobody was there to insist.
We solve these structurally rather than with promises: a registered company and a contract you can show your lawyer, a measured survey before design, furniture sourced in Georgia or Turkey with delivery inside the schedule, and a site manager whose bonus depends on the same checklist you receive at handover.
Send the floor plan and tell us how you plan to use the apartment. Within 24 hours you will have a preliminary estimate, a realistic timeline and a short list of what we need from you — which is usually just the keys. → Get a Free Estimate
