What "turnkey" apartment renovation means in Batumi new builds
Most apartments sold in Batumi towers come as a black frame: concrete floor without screed, unplastered walls, one water inlet, one sewage outlet and an electrical cable at the entrance. A white frame adds plaster, screed, roughed-in electrics and plumbing. Neither is a home. Turnkey means we take whichever state you bought and hand back an apartment where the kettle works, the shower drains, the wardrobes are hung and the cleaner has already been.
In practice that is five phases: demolition and layout (if walls move), rough works (screed, plaster, electrics, plumbing, HVAC lines, waterproofing), finishing (tile, flooring, paint, ceilings), installation (doors, kitchen, sanitaryware, lighting, air-conditioners) and furnishing with final cleaning. One contract, one site manager, one phone number.
- Rough works: 50–60 mm semi-dry screed, Knauf plaster and putty, Rehau or Valtec piping, copper wiring to a new distribution board with ABB or Schneider breakers
- Wet-zone waterproofing: two coats of Ceresit CR 166 or Mapei Mapelastic, turned 15–20 cm up the walls — the single most skipped step in cheap Batumi renovations
- Finishing per package: laminate or porcelain tile, Kale/Vitra or Marazzi ceramics, washable Tikkurila or Caparol paint, suspended ceilings only where they hide ducting
- Installation: interior doors, kitchen with Blum hardware, Grohe or Vitra sanitaryware, inverter air-conditioners by Mitsubishi Electric, Daikin or Gree
How much does apartment renovation in Batumi cost per m²?
Our three packages cover labour and all rough materials and are priced per square metre of floor area: Standard from ₾450/m², Comfort from ₾650/m² and Premium from ₾950/m². Finishing materials are itemised in the estimate according to the package class — Georgian and Turkish brands for Standard, European for Comfort, Italian and German for Premium — and you can swap any line before signing. Furniture and appliances are quoted separately so you see them, not hidden inside a per-metre figure.
For a typical 65 m² one-bedroom in Orbi City, a Comfort renovation lands between ₾42,000 and ₾48,000 for works and materials, plus roughly ₾12,000–18,000 for a rent-ready furniture and appliance set. What makes the number reliable is not the estimate — it is the contract: the price we sign is the price you pay, and any overrun is ours.
- Standard ₾450/m² — durable, rent-ready, 12-month warranty
- Comfort ₾650/m² — European materials, full 3D design project included, 24-month warranty
- Premium ₾950/m² — custom joinery, smart-home automation, author's supervision, 36-month warranty
Timeline: 45–75 days for a 50–80 m² apartment
A 42 m² studio in Orbi Sea Towers took us 35 days from first drill to handover; a 68 m² Comfort apartment in Orbi City took 58 days; an 84 m² two-bedroom in Alliance Palace, 65 days. The schedule is written into the contract week by week, and for every day we run over we pay you 0.1% of the contract value. That clause is why our crews are full-time employees rather than subcontractors we would have to chase.
What stretches a Batumi renovation is rarely the work itself. It is a freight elevator booked by three other crews, a building that forbids noise after 18:00, a tile that is 'in stock' in Istanbul but not in Georgia, or a design change on week six. We plan around the first two, pre-order materials before demolition starts, and lock the design in 3D so the third never happens.
Mistakes we see in Batumi apartments — and how we avoid them
After opening up hundreds of walls in this city, the failures repeat. Laminate laid directly on an uneven developer slab that creaks within a year. No waterproofing under the shower, so the neighbour below calls six months later. A 5 kW electrical allocation shared by two air-conditioners, an induction hob and a 80-litre boiler — breakers trip every evening in August. Ordinary steel fittings on a sea-facing balcony that rust by the second winter.
Each of those has a cheap fix at the rough-works stage and an expensive one afterwards. We level every floor to 2 mm per 2 m, waterproof every wet zone, calculate electrical load per circuit before buying a single cable, specify stainless or anodised hardware outside, and install a pressure reducer on upper floors where mains pressure spikes.
- Mould behind wardrobes on exterior walls — solved with a 3 cm ventilation gap and anti-fungal primer, not with paint
- Air-conditioner outdoor units placed where the building manager later demands removal — we check each complex's facade rules first
- Hidden drainage pipes cut during demolition — we scan every slab and wall before work starts
