What an exterior design project in Batumi includes
We start with the plot, the orientation and the views, not with a style. A house above Makhinjauri that faces west toward the sea needs sun protection on the terrace and a facade that handles driving rain; a house in Gonio set among neighbours needs privacy screening and a street-facing elevation that reads well from the gate. From there we develop the facade concept in 3D, with the real terrain and real daylight for the season.
The deliverable is a complete exterior package: facade elevations with materials and colours, details for every junction where water could enter, terrace and roof plans with falls and drainage, landscape plan with planting, paving and lighting, and a specification our estimators use to fix the price.
- Photorealistic 3D of all four elevations, the terrace and the garden, in daylight and evening lighting
- Facade system drawings: insulation thickness, ventilation gap, fixings, window reveals, plinth and parapet details
- Terraces, pergolas, outdoor kitchens, pools and pool houses
- Landscaping with plants that survive Adjara's humidity, salt and summer heat, plus drainage and outdoor lighting
Facade materials that survive Adjara
Our default for houses within a few kilometres of the sea is a ventilated facade: mineral-wool insulation, a 3–4 cm air gap and cladding in large-format porcelain tile, HPL panels, fibre-cement or thermally modified wood. The gap lets the wall dry out, which is why a ventilated facade in Chakvi still looks new at year ten while a painted render next door is being repainted for the third time.
Where the budget calls for a wet facade system, we use a silicone or silicate finish on a proper base coat — Baumit, Caparol or Weber — never cheap acrylic, and we design overhangs, drips and plinth protection so water never runs down the surface. All exterior metal is stainless, anodised aluminium or hot-dip galvanised and powder-coated; ordinary painted steel within a kilometre of the sea is rust in eighteen months.
- Ventilated facade with porcelain or HPL cladding — from ₾320/m² of facade area, installed
- Wet facade system with silicone finish — from ₾220/m² of facade area, installed
- Thermo-wood or composite decking for terraces — from ₾280/m², installed with hidden fixings and a ventilated substructure
Terraces, pools and landscaping in a 2,500 mm rainfall zone
Every flat surface outdoors in Batumi must drain somewhere by design. Terraces get a 1.5–2% fall and a linear drain at the door; pools get an overflow sized for a summer downpour and a filtration room that can be reached without going through the house; gardens get French drains and gravel beds under the lawn, because the water table in Gonio and Kvariati is high and a lawn turned swamp is the most common complaint we hear from owners who built with someone else.
Planting follows the same logic. Palms, citrus, magnolia, bamboo and hydrangea thrive here; lavender and Mediterranean dry-garden plants rot. We work with local nurseries so the garden you approve in 3D is made of plants that will actually be alive in three years.
Renovating an existing facade in Batumi
Not every project is a new house. Many owners in Batumi's older districts — around the Old Boulevard, along Khimshiashvili Street, in Makhinjauri's older cottages — have a structurally sound house with a facade that leaks, grows mould and loses heat. A facade renovation with external insulation and a ventilated system typically cuts heating and cooling costs by 30–40% and raises the resale value by more than it costs.
We survey the existing walls, check for moisture and structural issues, and design a facade that can be installed while you keep living in the house, usually within six to eight weeks.
