Hotel and aparthotel fit-out in Batumi: rooms at scale
Fitting out one apartment is craft; fitting out 12, 40 or 120 identical rooms is logistics. We design a prototype room first — layout, lighting, bathroom pod, joinery, textiles — build it, test it with your operations team, and only then roll it out. That one room decides the quantity take-off for the entire building, which is how we can fix the price for all of them.
Rooms are then built in waves by trade, floor by floor: rough works on floor five while floor four is being tiled and floor three is receiving furniture. On the Old Boulevard aparthotel this allowed the owner to start selling the lower floors before the upper ones were finished.
- Prototype room with full specification and a fixed per-room price
- Bathroom standardisation: identical plumbing layouts, prefabricated shower trays, hotel-grade Grohe or Vitra fittings
- Durability specification: porcelain floors, HPL or laminate joinery with ABS edges, washable paint, contract-grade textiles and mattresses
- FF&E procurement and installation: beds, wardrobes, desks, lighting, curtains, safes and minibars
Commercial fit-out costs in Batumi
Fit-out of hotel rooms and apartments in Batumi starts from ₾550/m² for a three-star aparthotel standard and ranges to ₾1,100/m² and above for four- and five-star specifications, covering labour and all construction materials. Furniture, fixtures and equipment for a standard 25–30 m² room typically add ₾9,000–18,000 depending on the segment. Lobbies, restaurants and spa areas are priced separately because their finishes and MEP systems differ.
Cafés and restaurants, with kitchen ventilation, grease traps and fire systems, usually fall between ₾700 and ₾1,400/m²; offices with raised floors and open ceilings between ₾450 and ₾800/m². In every case you receive a line-by-line estimate and a fixed contract price, and the deadline carries our standard 0.1%-per-day penalty.

Phased works in operating buildings
Many of our commercial clients cannot close. A hotel in Batumi renovating during the off-season still has guests; a café on the Boulevard loses regulars if it shuts for three months. We plan works in phases with dust walls, separate access routes, noise windows agreed with operations, and night or early-morning shifts for the loudest tasks.
This is also where our experience in residential towers pays off: the freight-elevator timetables, waste removal routes and neighbour relations are the same problem on a bigger scale, and we have solved it in Orbi City, Alliance Palace and Black Sea Towers many times.
Compliance: fire, safety and accessibility in Batumi hotels
A beautiful hotel that cannot pass fire inspection does not open. We design and build to Georgian fire safety regulations — evacuation routes and signage, fire-rated doors between rooms and corridors, detection and alarm systems, extinguishers and hydrant cabinets — and we coordinate the documentation your operator will need for licensing and for star classification if you pursue it.
Accessibility is designed in from the prototype stage: at least one fully accessible room per floor or per block, step-free routes to the restaurant and reception, and door widths that a wheelchair and a cleaning trolley both fit through. These decisions are cheap on paper and ruinous to retrofit.
- Fire-rated doors and partitions, detection, alarm and evacuation lighting
- Kitchen ventilation and extraction, grease management, gas or electric safety systems
- Accessible rooms and step-free public routes
- Acoustic separation between rooms: the complaint that most often damages review scores
